For Southern Oaks Luxury RV Park LLC: Spent the Winter 2021-2022 here. Well kept clean . Concrete roads and pads. Reasonable spacing. If you’re on the periphery, road noise from Highway 35 Bypass. Obsessive mowing of Winter dead brown grass . Very low water pressure especially AM and PM. We did see the white alligator in the pond across the way from our site. Do NOT accept site #228. The slightest rain will cause it to flood. The slabs for the are concave rather than convex, so it doesn’t drain. Utility post is very low. During heavy rain I had to unplug power cord for fear of electrical short circuit. Grassy area across the road with dog poop bags and disposal container. Therefore almost everyone walks their dogs there, driving mine crazy.

For Southern Oaks Luxury RV Park LLC: Nice large lots, concrete pads and roads, well kept grounds. I took away one star for not having a hot tub to go with the heated pool and landscaping fell a bit short for a “luxury” resort. They have a brand new fenced pickle ball area (not completely finished yet) with two courts and really nice plastic grid playing surface. There are two shuffleboard courts that also have a plastic grid playing surface, just outside the pickle ball courts, all set up on a large concrete pad. There are three fish ponds for catch and release fishing plus bird and alligator watching. Close to Rockport and Mustang Island.

For Southern Oaks Luxury RV Park LLC: Booked 4 six months reservation for 2 campers, for 2020 and 2021 seasons paid for Background check fee they required & passed that, paid deposit of hundreds of dollars. Made these reservations by phone directly with staff. Staff even directed us to Site 432 stressed that we should book this sit while it was available. It made our two sites close to each other which is what we wanted. Seeing that this was a site that fit what we needed and that it put our two camper close to each other and after the staff said we should definitely get site 432 while it was available we booked it and the other site for our 2nd camper and booked both sites for 6 months each for the winter of 2020 and also for 6 months each in 2021. This was on the phone directly with a staff member and we received email confirmation of all our reservation and dates. Then a few days later after we had changed previously made plans and let go of our other reservations. We had made months earlier at different location (to be sure and had a site), they called and said we could not have the large site #432. Someone else (I am sure the staff knew this person) wanted it so they were giving it to them. They could not provide another site of the same size, type or 2 sites close to each other, so our two campers would not be close to each other. They had all our RV information, from another reservation which was the first reservation we made with Southern Oaks for the 2020 winter season and they had put us in a different (smaller site) site, then later decided our one RV was too big for that site so we worked it out and reserved the site 432 which is a large pull through site. Now they said we could not get site 432 and only offered us a much less desirable site separating our two RV's and putting us in a small site of the same size as the 1st reservation they felt was not large enough for our one camper and we had changed it to the larger site 432 and now they flat out would not honor the confirmed reservations we had for site 432. This is the largest and we considered it the best site they have for our needs. Then to make it worse they would not refund the background fee charge and would only refund part of our deposits even for the reservation clear out in 2021 which we only made to be sure to keep site 432 and our other site that had our two RV'S close to each other. This 2021reservation was over 13 months away. The staff member stressed how we should take site 432 while it was available so we did, then later after we had received written confirmation paid all the fees and deposits of hundreds of dollars, changed our plans and cancelled other revelations we had for the 2020 winter they call and refuse to honor the reservations that they had already confirmed for us and confirmed it in an Email in writing. This was not an act of nature or other reasonable reasons, it was being pulled to given to another customer and they did not offer us a site near the same size, not the same type of site and was not keeping our two campers close together and then refused to provide full refund. Now we were out our other reservations we had canceled after they sent us confirmation in writing. This was clearly a someone knows someone action or a plain old Bait and switch. Offer us a great site get us to book, take our background fees and hundreds in deposits and then only refund part of our deposits for even the 2021 season, when they are the ones forcing use to either except something we did not book, take a much less site at a completely different location in the resort or leave and then they act all upset, when we decided to not be pushed into a much less desirable site so they could give site 432 to another customer. No concern or respect for the confirmed reservation we had, simply tell us they we letting someone else have it. No concern for all the trouble it was causing us or anything and then they were so self-centered and money tight they held back part of our deposits on all the reservations even the ones for 2021. Not sure if what they did is legal or not but absolutely not wright. BEWARE of the staff at the RV Resort. We like the area and the RV park is ok but the policies and staff are not. BEWARE THEY HAVE NO RESPECT FOR RESERVATIONS, you may get there and then find you have a much lesser sit and nothing close to what you book and then even hold back part of your deposits if you don't except a much less desirable site that they are forcing on you.

For Southern Oaks Luxury RV Park LLC: We are planning on spending the winter. Wonderfully run park. Great heated pool. WIFI GREAT. AT&T and VERIZON Phones week well. Many activities, dinners, park sponsored outings, jam sessions and a fantastic club house with library, card lounge, great room., small gym, and laundry facilities. Cement roads and sites. 2 fishing ponds. Fenced dog run. We have never been at a better place. The people are very friendly and welcoming. Well located near Corpus Christi, Rockport, Aransas Pass and Port Aransas and a day trip to Padre Island. There are over 100 sites. All big enough for huge motorhome and tow vehicles. Park managers and employees are very nice. TrueType a fantastic find!

For Southern Oaks Luxury RV Park LLC: Stopped here for three days. Stayed a week. Very well appointed Park. Clean and efficiently run. Made friends for life during our short stay. Will be back. Jack and Peggy are excellent hosts !! ? ?? ?
