For Pepper Tree Luxury RV Resort: Very friendly park, both staff and residents but beware: although this park says it is an RV park, there are about 95 permanent trailers and/park model homes with only 9 spots available for RVs.

I reserved my space last year but the rates went up for 2017 and I was charged the higher rate in spite of my rate guarantee when I reserved. Also there are only two showers for the 100+ units and they are occasionally cleaned. I was told it was done twice a week (ewww), but they weren't cleaned for the first two weeks we were here. The quality of cleanliness measures on the VERY low end.

The pool is sparkling clean but not heated and the activities calendar is pretty sparse. With old town St. Augustine only a few miles down the road, it would be nice if there was a shuttle (parking is through the roof in the historic city center). WiFi is not free. Included cable is basic but ours didn't work. Beach is a short walk across the street. Other included amenities are laundry room, shuffleboard, horseshoes and basketball.

We had some work done on our rig while here and thankfully there are no restrictions for bringing in contractors.

For Pepper Tree Luxury RV Resort: I wouldn't pull in with somthing over 40-42 ft here. Pretty narrow and hard to get around. Quiet and friendly if you get in.
