For Rykens RV Park: Very uneven site. Difficult to level 5th wheel. We could not sit in the "yard" as every chair became a rocker on the lumpy grass. One camper seemed to run the place, doing whatever he chose, parking multiple vehicles in the road, on the grass, etc. While we were told to keep our tires off the grass. Mind you, there is no place to park! During the weekends it can be tricky weaving thru the vehicles, 4-wheelers and boats along the narrow road thru the park. As we got to talking to other campers we learned that everyone was paying a different rate. Th ere was no rhyme or reason to the rates. Repairs, upgrades and clean Ups were promised but not done. Individual campers cleaned up their sites; trimming trees and brush. Mgmt.did bring a trailer to haul it away. Definitely no frills or upgrades here. Laundry and bathrooms are not clean. No park activities or gatherings. The playground is not maintained!! An overnight would be fine here but I would never do an extended stay again.

For Rykens RV Park: Where to start? We just got sworn at and yelled at by the owner, who has done nothing by tell us lie after lie for months. From talking to everyone else here that is either a weekender or a full-timer, this is nothing new. Everybody gets a different story about every issue. So, for starters, be very wary of advertised rates - they're always different when you actually talk to the owner; some sites include electrical and some do not. Everybody gets charged a different price depending on who they are and when they reserved their spot. We were told by the owner not to speak to anyone else about the price we paid. More than once we were quoted one price then told something different the next day. We also reserved a spot and put a deposit, then were told days later it was taken by someone else. The owner doesn't keep proper paperwork and "forgets" a lot of things very conveniently, including the prices of the lots. We had to write up our own receipts for our agreement because the management had no contract, receipt, or any other paperwork prepared. There are no rules, contracts, or agreements, yet the owner comes up with all sorts of "rules" and "policies" when it's convenient to him. As in, there is a "no refunds policy" if you have any sort of issue. We ended up in a really really uncomfortable situation between 2 other families that are positioned on either side of our rig, who thought we had demanded our RV spot that they thought they had reserved. The owner set us up for this situation because of his inability to keep proper paperwork and records of reservations. So multiple people have had conversations thinking they reserved a spot only to learn later that they don't have that spot reserved and are told it's for some reason that of course is not the owner's fault (because nothing ever is). As a result we have a passive aggressive neighbor on one side who keeps coming into our yard, even parking his quad in our yard, and the other neighbor stood in his yard (while we were inside our house) yelling about us to everyone else in the area. The owner's claim on Google that everybody else in this park is happy is very, very wrong. We know many people here who are itching to leave except they've already paid for the summer. The owner is busy opening up a 2nd RV park closer to the water and spends all his time and money dealing with that. He spends very little time here at Ryken's (he doesn't even know anyone's names, even though at least 90% of the people here are here for the full season). There is one resident who mows the lawn, but he is not employed to do anything other than that (according to him). There is no one to watch over the park or care for the park with any consistency. When the owner does show up he randomly enforces the rules. My parents were reprimanded for have ONE tire partially in the grass. Other people park multiple vehicles on the grass all the time and never get reprimanded for it. Let's discuss parking -- there is none. If you have a medium to large RV of any sort there is no room to park your tow vehicle or any other vehicles. You end up parking in the gravel road or...on the forbidden grass. On weekends the roads are full of vehicles and it's very hard to get around. The website advertises sites "up to 30x100" -- this is the exception, not the norm. During the first part of the summer, we had residents of this park who were going around knocking on doors of other park residents asking for rides, money, and work. The power in the "new" part of the park is unreliable. It went out time after time during a hot weekend here. We had to run off our battery bank and generator for most of that weekend. Since the owner is not on site and there's not management on site, dealing with any sort of these issues takes far longer than it should. When it comes to electrical you have to read your own meters and drop a check into a box once a month and, of course, you get no receipt for this. The owner charges 13 cents/kWh which is more than any of the other local parks (we know because we tried to move earlier this summer, but then we learned of the secret "no refund policy" which meant that even though we'd only been here a couple weeks, we could get none of our 6 months of payments for the summer back. None of it.) In the "new" part of the park, you also share your water hookup with your neighbor. Which means if you're the lucky one with the spigot in your yard, other people have hoses running into and through your space and the people themselves will be in and out of your space. Earlier this summer we had to complain repeatedly to get the garbage handled -- there is only one dumpster and it was constantly overflowing. Now there is still only one dumpster, but the garbage comes more frequently. Still on weekends it gets very overfull since there are dozens of RVs here and one dumpster. The laundry machines are always dirty and musty smelling. There is no change machine. You're advised to put a dollar in the pop machine and then hit the change button -- which "works" until the pop machine runs out of money and you get nothing back. The laundry machine on the left also has an issue where the GFI constantly trips so it doesn't run half the time. People's dogs are also constantly running around off leash, into other people's yards. The owner is completely unprofessional and thinks that yelling, swearing, and literally stepping up to you and into your face is okay to do. This evening when we tried to converse with him about the latest issues, the owner was intensely physically aggressive and stepping into our faces repeatedly. When I asked him to act professional he told me he didn't have to. The owner and his wife also make a habit of leaving reviews of their own businesses without mentioning they are the owners, if that gives you any hint to his level of professionalism. In addition, if you question him or complain at all, then he starts listing out all his personal problems as justification for how unprofessional and incapable he is of properly running this park. I would move out of here today if we could get our money back for the remainder of the summer.

For Rykens RV Park: Nice small campground, great WiFi, quiet. Convenient to town and lake. Bicycle path across the street, ride to Missouri River. Great birding also. No bathhouse or pool but why pay for something you don't use. Would definitely stay here again.
