For Bella Vista by the Sea: Nice quiet place to stay. There are quite a few permanent residents there as well. The info says 38’ max but they have a couple of 40’ sites. Never seen the office staff there but facilities are clean, residents are nice, spots are a little on the small side but we are ok with that. The other review is correct, sewer hookup is dated and you do need to lean a rock against the hose to keep it in, but that is about the only complaint.

For Bella Vista by the Sea: This is a trailer park in Cayucos California. There are a handful of RV sites, a few with a view of the pier and ocean that are more expensive. Reservations are through Reserve America. The sites are very narrow, some are not available if you have any slides. Management communication ahead of arrival is marginal at best. Nice laundry room with clothes line. Bathrooms and showers are old. If you are in the back of the park, you're right next to the freeway. They don't offer any check ins on Saturdays. You do not get to pick your spot, management does that for you ahead of time and tells you only when you arrive. The sewer connections are old and without threads, so you have to use rocks to make sure your line stays put. Word of advice: there are several much better parks in neighboring Morro Bay.
